Electrical Installation Condition Report

When should they be done ?

The frequency of an Electrical Installation Condition Report (EICR) depends on the type of property and its use. 

Landlords 

  • Landlords of rented properties should have an EICR every five years, or sooner if the report recommends it

  • Landlords should provide a copy of the EICR to tenants within 28 days of the inspection

Homeowners 

  • Homeowners should have an EICR every 10 years

Commercial properties 

  • Commercial properties should have an EICR every five years, but this can vary depending on the property's use

Other considerations

  • Any signs of electrical problems or changes in the property's use may require more frequent inspections 

  • Remedial work should be carried out as soon as possible after issues are identified

Showing all the switches or fuses, you may have to hold the flap up that covers them so you can see them and take the photo.
